Thanks @Jason Hirko for your thoughts.  It seems like the broker is the one using the posting to direct traffic to themselves with a too good to be true listing.  My problem is with the 800 number on loop net's site, the person I spoke with about the problem deliberately hung up the phone as soon as I gave them the address.  Seems fishy to me.

I wanted to reach out to the BP community to see if anyone has had similar experiences with loopnet.  I found a good looking deal for a triplex on loopnet, I had my agent contact the listing agent to see if we could take a look at the property.  No response from the listing agent for 5 days now.  Now I'm looking at the listings in the same area and see the same description, price, and photos for a different address.  So I started to look at google maps of both addresses and neither street looks remotely similar to the photos. 

So I called Loopnet's help phone number to report a scam on their site, and as soon as I gave them the address to report the lady hung up the phone on me.  

Has anyone seen this before in their area before?  Is loopnet a legit site to be looking on?  I appreciate any help or insight into this matter.

Thanks for the link Terence, it looks like there are some regulations to owner builders.  But as far as I can tell it allows for up to 4 homes to be worked on in a calendar year.  I suppose there are some flips that won't necessarily need to have a permit pulled for the repairs.

Trying to get into the flipping world.  I've been managing and repairing 50+ homes over the past few years for a business, so I have a great deal of knowledge on housing repairs, costs, etc.  But I'm not a licensed contractor.  

If I set up a LLC ot Inc, can I do flips myself without being a licensed contractor?
