@Joshua Klein this is great advice. This business is a lot of hurry up and wait. Contractors are a pain to deal with. Drive around and look for guys working on houses and stop and talk to them.

Kyle, I'm an investor in Huntsville, AL.  Best of luck to you.  I would recommend reading as many books as you can.  Rich Dad Poor Dad and BRRRR book are a good start if you haven't already.  Also, I would consider upping your cash flow requirement to $200/unit minimum.  Your money is made at time of purchase so you must buy properties below market value.

Also, if anybody is looking for a boots on the ground partner I would be open to that.  My wife and I live in Huntsville.  My wife is a local attorney and we are very plugged in to the legal world here.  We are under contract for a new house which we are renovating currently, and have rented our old house out as an investment.  We have some relationships with a few lenders and builders through family and our current deal.

@Whitney Hutten I have not looked in those areas for rentals.  I used to live in Baldwin Country (Mobile area).  Madison County and Baldwin are the fastest growing in the state. I cannot speak for Montgomery's economy.

Is anybody using the BRRRR method in Huntsville?  If so have you found it effective?  Are you having trouble finding deals?  The number of houses on the market is significantly less than just a year before and prices are on the rise.  I have one rental that was our starter home, but I'm looking to actually start investing and acquire more properties.
