Dear BP friends,

Does anyone here invest in Saint Louis Missouri?. I am looking for a practical ( not just internet research) on this market. 

1. what neighborhoods are likely candidates for cashflow?

2. what zip code to avoid?

3. What property type makes most cashflow ( triplex, duplex or SFR).

4. Should I rely on school district ratings to determine the neighborhoods?

Thanks a million @Dave Foster and @Robert Hetsler.  and finally, this exchange can take place anywhere in the United Stated, irrespective of where properties A, B and C are?

If A is in Kansas City and B in Tenessee for instance, can i exchange for C if the  latter was in say, Maryland?.

On your question, your credit score is good enough for credit. However, for the amount involved, I would go the outright cash route if I had the cash...

@Dave Foster and @Robert Hetsler  thanks for the clarifications, I have a quick question on 1031: 

1. Does it matter if the property is held in LLC or self?.

2. If I own  two properys A & B, can I exchange the proceeds of these for property C? as long as both are in my name?

Would you have any special reason why yo want to start with a condor for REI?, From your position above, you were not certain this would be a rental or primary residence. While I am not a lender, experience has shown that lenders are not usually excited to lend to Condo, moreso as a primary residence..
