Hello BP family,

Bigger pockets has saved the day again. 

I used the rental calculator to analyze the deal I have under contract and just wanted an opinion on the results it gave me. If you were a cash buyer would you buy this deal?

@Account Closed that some of the best advice i've gotten, thank you. Standardizing everything sounds like less of a headache since I only have a standard of what I put in my properties. Do you get most of your materials from Home Depot?

@Account Closed being in the military I know a lot handymen. I've also heard that theres an insurance company out there where you pay $50-$100 a month and whatever they can't fix in your home they replace it.

@Account Closed Im open to that but I would defiantly have to reach out to some more experienced people thats done their own rehabs.

@David Benton Im overly aggressive with the rehab for the simple fact that I'm new and would rather over budget than under. It needs a new roof and HAVAC for both units on top of the cosmetic things so I'm guessing 40k total for a 1800 sq ft duplex. But the equity part is definitely appealing. Thank you

Hello BP,

GO HEELS!!!! For all of my UNC Tarheel fans #1 seed babyyyyyyyy!!!

Okay down to business. 

I have my first property under contract for 54k and its a duplex but needs to be rehabbed to meet market rent comps in the area. 

Comps show both sides can rent for 1000k a month rehabbed. 

Im torn between wholesaling it or holding it and doing the rehab.

Im fresh from reading @Brandon Turners book on investing with little to no money down so my brain is really going 100 miles per hour right now thinking of all the ways to do this deal. 

I know a local bank that will lend on 100% of the purchase price since its in a certain area but then that leaves me to do the rehab out of my own pocket so if anyone could think of some creative ways for me to get the funding for the rehab and be able to hold it for 2000k a month I would greatly appreciate it.
