Like the title says, I'm looking to relocate to a more lucrative market in South Florida. I currently live in Nebraska right now, and I feel that it's time for a change. I have never held a license for any state, but I think this would a good way to help get me started so I'm not going in totally blind. 

So I was wanting to get some insight on the matter for those that have obtained out-of-state licenses. Is it best to earn a license before moving, or vice versa? I want to be sure that I have an income stream lined up before I move halfway across the country lol.

I wanted to know if there was anyone on here might have some insight as to market trends or things that I would need to come to expect for South Florida. By South Florida I'm talking about the Miami metro area (Coral Gables, Brickell, Ft. Lauderdale, Homestead, etc.). I'm planning on moving there within the next year and I'm specifically looking towards wholesaling and intend to get an agents license for the state of Florida, since I feel that would help open some other doors as well. I want to get to the point where I can start selling high-end and luxury properties in the next 5 years. Might be a little soon, but you gotta have a goal, right?


I'm interested to know what are some of the best strategies or best types or properties to look for when I start searching for buyers and generating leads. Any help is appreciated.

Does anyone have links to any examples or templates of sale/closing contracts to use for Double Close wholesale deals? I'm having some trouble finding a good one online. Any help is appreciated!

Hey everyone! I'm Nathan and this is my first post on BiggerPockets. I'm very excited to what this site has in store for me. But let me cut to the chase. I've been doing some research on my own on ways to buy real estate without a loan. Here's what I have found so far:

  • Owner Financing
  • Select To
  • Lease Option

These options all sound great, in theory, but they seem to be more catered if you're purchasing the home directly from the owner. Are there ways to go about doing this if you are going through a Broker or an Agent? Keep in mind, I would be a first-time-buyer. My intention for my first home would be rent it out and invest the money back into other properties.
