Sorry I should have been more clear with my statement. I meant 5% for each for a total of 15%. Definitely not a total of 5% for all of them.

Hi Jason, I am an investor wannabe here in SLC. Meaning I haven't yet bought my first investment property but I am looking. There is an REIA meetup Thursday at Club 90 in Sandy. @Jacob Sampson can you explain your reasoning behind 30% for vacancy, maint, and cap please? In all of the webinars I have been watching they always do 5%. Is that because they are assuming you are starting with 6 month of rent reserve and you are starting from no reserve? Or are you just saying that your experience has led you to increase that amount?

@Jaysen Medhurst Wow, this is what an experienced investor brings to the table. I'm such a newbie, I looked at the report and was like, "duh, that is a great buy!" But you were able to look at it and easily see the red flags to pay attention to. Thank you for bringing your experience to the table here on the forums! I'm sure Audrius appreciates your response because I sure do!

@Amy Kendall Than you! Wow that is so exciting that you all are exceeding your expectations! I am definitely in the education phase right now with hopes to figure out the best way to approach the SLC area market. It seems like it's a little tough to find good deals for rentals with current house prices. If you have any advice for a newbie like me I would certainly appreciate it! Happy Holidays!
