Another thing to consider, real estate is a second job. You pay for the higher earnings with your time. A 401k (which can be liquidated way before 60) is completely passive. Doesn't hurt to have both options.

Being rude to people that are just trying to help you out will not win you any favors.

On topic - put up to the match in. Even if the 401k has a low growth after fees (not all 401ks are fee heavy), a 100% roi is very hard to match. Decades of compounding will do wonders.

That area is NOT a 1% area. There are lots of properties under 50k in that area, and I'd say even that is expensive.

@Benjamin Piecenski we are holding up. The south part of Dayton is fine, but parts of the north were hit hard.

For cities with populations between 200,000 and 1,000,000, Dayton ranks 2nd nationally for business development. Lots of good things happening here. Rental demand is very strong.

Somebody did the math and on a 100k loan you save like $10 a month over just prepaying on your mortgage. Not worth it to me.

Purchasing an asset with debt to pay off other debt, especially with 300k in student loans, is very risky. It looks good on paper, but a single unexpected expense will ruin you.

Pay off the debt. A lot of people here saying purchase an asset and have the cashflow/flip money pay off your debt for you. Well that's the absolute best scenario. Truth is that excessive debt can crush you. All it takes is an unexpected expensive issue with a rental or flip and you're wiped out (Speaking from experience). 

Take your time, there's no rush. Be smart with your debt and leverage and don't overextend yourself.
