@Shulammite Ng i recently purchased my first mulifamily using an FHA loan in Lake Worth (palm beach county) and have had success with it so far. Since i am new to RE investing and did not have a strong network or systems in place, it was very difficult for me to make the numbers work for any properties in Broward or Miami (i mostly looked in Pompano Beach and Hollywood areas).

Because of COVID, you man be able to find some local meetup events that are still meeting virtually which will allow you to network with local Wholesalers. I personally have not worked with any wholesalers yet in the area as i am still new to RE investing.

Thank you everyone! All great insight and great advice for me to think over. I haven't decided yet if i want to be more active or passive (it's a difficult thing to know for sure until I try it more). The knowledge from being hands on and active, especially at the beginning can be extremely valuable, but I also expect that my endgame will be to scale and be much more passive through syndication. 

So is it worth it to just learn syndications well from the beginning to become an expert in understanding those, so I don't needlessly add all of the extra risk as a newb investor? Or should i get my hands dirty buying a couple of properties, managing them myself, and building equity for a few years?

I realize, of course, the above questions above don't have a simple answer.

Hello all. I am new to the real estate game and am trying to decide between Buy and Hold strategy of multifamily properties and being a passive investor with Syndication. 

I currently own 1 property, a duplex, which I am house hacking. My original strategy was to buy local multifamily properties (Palm Beach county / South Florida) one at a time and buy and hold indefinitely to build equity and have positive cashflow as supplemental income. I have a well paying W-2 job which I am in no rush to quit, both because I enjoy the work and I like having the additional steady income. Recently I spoke with several investors who do syndications and this sounds very attractive because of the passiveness and the risk mitigation. 

A couple questions to start the conversation:

     -How would the returns compare with a buy and hold strategy over 30-40 years and a series of syndications reinvesting the gains over the same time period? 

     -Is it worth it to move from a limited partner to a general partner to a sponsor as I gain experience if I choose the syndication route or just stick to being a limited partner while working a W-2? 

     -What are some additional risks and factors that i should consider with both strategies?

    @Patricia Steiner thank you for all of the advice! Its a tough situation to deal with, for sure. I am getting it fumigated again and am doing spot treatment in the meantime. Hopefully this will kill them all off.

    When i purchased my first property in June, there was evidence of drywood termites so I got the property fumigated before a tenant moved in. About 3 months later, the drywood termites are back and active. Has anyone had this happen before where fumigation does not kill off all of the termites? 

    The warranty covers getting it fumigated again but because there is a tenant now living there, i would have to pay to put her and her dogs in a hotel for several days or I can wait until her lease ends and fumigate between tenants. Any thoughts?

    Any opportunity can be a deal at the right price. I agree, prices are high and it is difficult to find deals through the MLS in South Florida. You can calculate what price makes the numbers work for you and offer that. Worst case, the seller says no.
