So my uncle has a friend who has a house that is for sale in a lower income residential area for $15k. The whole inside of the house needs to be gutted and redone and needs a back porch and a couple of windows need replaced. He is willing to front me 15k, but he thinks the house needs 20k to renovate if I do the work. He knows how to do it all and will show me so I will have a good teacher. The house and property is currently listed as only being worth $27,000. My hope is after renovation the house would be appraised for more. The problem is, is that I do not have the 20k. I'm wondering if a hard money lender would help me out with that? Do you think this deal would be worth it? I want to make it a Rental.

And I will say that anything is possible. I don't have any doubts or limitations....

Ok, I just know what I have been learning here on Bigger pockets and other Wholesaling resources.... I have not been to any local meetings as of yet..... But I have been thinking starting the Wholesaling niche because you don't need any money to start. I was going to work up from there.....

I'm currently in a job I dislike very much. I have been in IT for 22 years and I just do not have the desire to do it anymore. I'm looking for a mentor that will help me on my first few deals preferably with Wholesaling. I will share profit from my deals and I will work for you helping you in anyway i can. I'm sitting at my job right now wandering how I can leave because i have bill's to pay. I make around $47,000 - $50,000 currently a year for 40 hours a week and I'm not happy at all, But i know if i do a few Wholesale deals, I have the potential to make way more working less hours. I am ready to do what I have to do. Please help.

Thank you,

Been on Bigger pockets for at least 6 months and since then, I am still in a job I absolutely hate still. Still in the rat race. I have been holding myself back from doing this because of old programming and old conditioning. I have always had the scarcity mindset and figured I can't do this because I don't have the money, skills or qualifications. Being that I have always had a scarcity mindset, I always knew I could get past it into an Abundance Mindset. Well, today that all changes. I take full responsibility and I am willing to do whatever it takes. I am back and I am ready to move forward..... I fully commit do be a Real Estate Investor No matter what. I will not Fail.

Over the past 6 months, I have been going strong with re-programming my Subconscious mind for success.

I wanted to make this public so I can hold myself accountable and maybe others will help to hold me accountable as well. I am ready to Make it happen!!!!

I want out of the rat race and I am tired of being the black sheep around many negative people in my environment. I want to establish relationships with others that are already doing this! Let's Network!!!!
