Well, I live in the Bentonville area and am in the process of building a STR in Branson on Lake Taneycomo. I think both are great and am continuing to look in both places. Broken Bow is nice as well, but prices are insane there.

The marijuana argument doesn’t really hold any weight. Marijuana is still illegal at the federal level while owning a firearm is legal at the federal level (for most people). If you have a loan on your rental property it’s most likely with a federally regulated bank that must follow federal laws. If they found out you were renting a property that they provided a loan for, for something illegal at the federal level, there could be some issues!

Agreed. Try a local credit union. You may have to create an account there, but I just got a 95% LTV HELOC on my personal residence at my local credit union in Colorado. I’m not sure how they determined the value because they didn’t do an appraisal and I also paid no fees for the HELOC.
Don’t forget about the new Home Office that Walmart is building too! I think they said they planned to invest $1 billion and it would take several years to build. I moved from Bentonville last year and there is a lot of development going on in that area. I like the area!

Agreed, most people will mess this up, but not all and it can be a great way to access cheap money IF you’re disciplined. One of the credit cards I carry recently offered me a cash advance special where I could access up to 95% of my credit limit ($35,000) at 0% interest for 13 months. I went to check out how much the fee was and it said 3% or $75, whichever is less. I was surprised, because typically they say whichever is more. I wrote myself a check from that credit card for $33K and paid $75 to have that money and use it for one year. That’s like .25% and even if I just threw that money in a one year CD paying 2% interest, I’m making money on the deal. It did cause my credit score to tank, but that’s only temporary!
