Where are the properties located? 

I would recommend Curtis Gordon with Dankos, Gordon & Tucker.  He works with a ton of investors and does all my closings.  

I just recently flipped one in this neighborhood and it did VERY well. My rehab numbers were a lot lower than yours and my ARV was 79k. It was a little 720 sqft 2/1 house. Even though I sold it, it would have made a great rental. I don't think you will have any problem renting this one. The neighborhood is really not that bad. I do think you are paying too much for the property if it needs a 25k rehab. I would try to get him to either finance the entire 25k or come down on purchase price 10k and pay cash.
