After spending the last two weeks researching markets and running numbers, I have decided to abandon all future CA investing and focus on a BRRR strategy in a secondary MidWest Market. I am currently narrowing down my target market and forming a team, with the goal of purchasing my next property in 3 months or less. I'm looking at Dayton, Kansas City, St Louis, Memphis, Birmingham, Indianapolis, or Jacksonville. I will probably divest my CA property in 1 year and throw it all at scaling quickly in the Midwest.

I am still on the lookout for a house hack deal in San Diego, but the market here just doesn't make sense right now. This will probably have to wait until the market corrects.

@Sanjeev Advani My SFH rental property is located in Bakersfield. I am looking for a MFH in Bakersfield for my next deal. Also looking North along the valley up to Fresno. Distance managing from 3-4 hours away has not been a problem. I am in the process of turning over tenants in my SFH and the interest has been phenomenal. I have received at least 50 contacts and 6 applications in 1 week. I have yet to do a single showing on it. Instead of showing individually, I am hosting one open house.

I have been reading and absorbing the information here on BP for awhile now, and I believe it is time to introduce myself and participate in the community. 

A little about myself, I spent 11 years in the Army flying attack helicopters and now have a fulfilling job as a Medical Helicopter Pilot which gives me a lot of down time to spend on real estate investing. I grew up in Central California, spent way too much time on the East Coast in the military, and am now back in California living in San Diego. I built and fly a small experimental airplane, fish off shore in my kayak, and my new hobby is kite boarding. 

I just turned 33 and my motivation to succeed has never been higher. I have one rental property right now, an SFH in Central California that was once my home. 2018 showed a cash flow of $637, ROI for the year was 16.09% not factoring appreciation, and a CAP rate of 5.03% based on current value. Cash flow is very low because this is a 20 year loan.

In the next 1 year I want to purchase a small MFH (2-4 unit) preferably in Central California however I am considering locations in the Midwest as well. In the next 5 years I want to purchase and owner occupy (house hack) a MFH in a San Diego beach community.

Is that offer open to us other San Diego investors? I can't find numbers half that good around here, so I've been forced to start exploring remote markets.
