Quote from @Andrew Syrios:

Build to rent was a great way to go for a while, especially if you could find cheap land in good areas. In some cases, I think you could probably BRRRR out of it, but in this higher interest rate environment, BRRRRing a build to rent would be very difficult indeed.

this is my intent. I found 3 acres of land that was improved with a 2 car garage. I'm converting the garage (720 square feet) into an ADU, and building a 2-family adjacent to it .

Does the BRRRR method work with new construction? seems like an obvious yes but can i get some feedback about new construction as opposed to buying something already in existence.

ok BP friends, let me read your opinions! I'm about to close on my first flip and I'm shopping for insurance. Most places have denied coverage because i "lack experience" and have suggested i hire a GC (general contractor) who already holds a general liability policy. However, i was really excited about acting as my own CG and completing some or most of the work myself.

The policies I've found to act as my own GC are absurdly expensive but will drop in price over time as i build experience.

the polices that include hiring a CG are obviously less expensive, but the cost of hiring a GC just puts me back to square one!

ahhhhh... so confused, i just don't want a tree to fall on my investment and i lose everything. What are your thoughts?

I’ve educated myself. I’ve watched countless hours of YouTube videos and listened to the same amount of podcasts. I just finished a webinar course and I’m ready to take the dive.  I’m so used to the rat race that I have an underlying fear of creating so much debt that I won’t be able to recover. what if I can’t resell? What happens when I can’t find tenants? Everyone makes it sound so easy and so lucrative but I can’t help with the “what-if’s”. Anyone else have these same thoughts in their beginning ?
