It’s really hard to explain because honestly there is a lot of variation. For example, I like the area close to the Casino but if you venture too far west towards 50th st closer to MLK, it gets dicey. You almost have to go street by street.

That Palm River area (33619) is also a good spot in my opinion. My father has a rental there that has performed very well. Palmetto Beach (behind the Ikea across from the port) is also growing a lot.

 Yes, it seems like every street named MLK is one you want to stay away from haha and I had noticed near the casino seemed to be more intact with a newer construction retail center near the Wawa on the corner of Orient and Hillsborough Ave, which showed me that there could be potential for a residential opportunity nearby. I will definitely keep those parameters when looking at properties in that vicinity,

 Hi Zak,

I am currently looking in the same Sub Markets as Tampa as become very dry due to the inventory being swooped up, I recommend contacting an Agent that works well with investors especially ones that may get word of Off-Market opportunities. Your best bet to find consistency deals is probably Port Richey/New Port Richey. Some areas in East Tampa are good and maybe Plant City. Pinellas County is super hit or miss.

Can Hard Money Lenders be Utilized to successfully do a Wholetail strategy? If not what creative ways do you think would be suitable to successfully carryout a Wholetail opportunity?

Example Below:

Purchase= $100,000

Rehab = $1,000-$5,000 (Enough to be presetable)

List/Sell on MLS for $125,000

Hey, @Mark Dutton, I am also actively looking in the Tampa Market. The biggest factor is definitely the location, in my opinion, East Tampa is mostly C class properties which in recessions typically work better than B and A class neighborhoods. Also when starting out I would stay away from homes that need Cap-Ex (Roof, Plumbing, Electrical work). Are you working with any Agents or Wholesalers to help find you a deal?

Hey, @Joshua Szentes I am currently looking for a project and I'm going with the Hard Money route, although the terms seem intimidating its really just funding to get you into the deal. Depending on your exit strategy you most likely are only using the HML for a few months. What type of property are you looking to pickup?

Congratulations on locking up a deal, I would look into a Private Money Lender or even a Hard Money Lender. I don't know if using most of the equity in your personal residence during these times, but it is still a viable option if PML and HML don't work out in your favor. Best of Luck!
