Hello Will! Thanks for the response. It is a single family house so we will all be in the same unit. I have known the renters for some time now and trust they will be good roommates. I am actually a student myself so we will all be the same age. I just wanted to make sure the leases were in place for accounting and the off chance something gets damaged or someone doesn’t want to pay rent.

I just bought my first rental (collage town house hack) and I have the roommates picked out who will move in August 1st. Any suggestions on where to get lease agreements and is there anything specific I should be looking out for when choosing a lease agreement? Thanks in advance!

Great advice! The goal is to live for free and replace my current $100 dollar per week job on campus so, $350 cash flow sounds amazing. What are your thoughts on not paying for cable since everything is headed towards streaming? Would I still be able to get a good rent price?
