@Eric Carlstrom Cast iron is fine until it isn't lol. I have a 1947 that is fine and then I have a 1912 that needs completely replaced. I bought it in 2013 and it was fine fast-forward to last week and I've got a pipe from the laundry room that is rusted in two pieces and dumping under the house. I've owned the 1947 since 2008 and those pipes look like they were put in yesterday. The difference in the two is the amount of moisture in the crawl space. The soil is always slightly damp under the 1912 house due to the water table being inches below the ground surface. I know that was a lot but my point to the story is the 1947 pipes will probably outlast me because of the environment they are in. Your home inspector should be able to give you a good idea of the environment under the house along with a visual of the pipes. If they have the original paint on them I wouldn't worry near as much. If they look like they are rusty and you would need a tetanus shot if you touched them then I would worry a little more.

Other than that everything Lara said is spot on. I personally worry about the area around windows and Fascia/soffit areas for wood rot also.

I'm currently in the process of buy an investment property from a private seller. I have secured financing and I've finished my due diligence. The bank called me yesterday and said that the abstract company was sold two years ago and the company that purchased them has no record of the property. I'm sure this isn't the first time this has happened in Oklahoma. What are the steps needed to walk the seller through fixing the problem? Thank you in advanced.

@Zackary Shephard @Trevor Anthony let's start our own meet up. I haven't been able to find any info about this local ria meeting that supposedly happens. Next week I'll be back in oklahoma and I'll find us a place to hold a meet and greet. If nothing else we can use my bville house for the first few meeting. I'll have to clean up some of the remodel dust first. I might as well get some use out of that empty house. Lol

I bought my first house at 21. The problem with getting a loan when your young is your age of credit history. I built up my credit history with personal loans through my credit union.  I took out a $600 signature loan which I would put into savings and slowly pay it off over 6 months. I repeated that over and over again for the first few years. That helped to establish my credit history. No credit history is almost worse than bad credit. When I purchased my first home in 2008 the bank didn't have any issues with my age. I also didn't go out and try to buy a mansion. I had 5k saved to put down and found a bank owned foreclosure on the mls. It needed some work and had a little equity at closing. I went to a mortgage company and was pre approved for 150k.I ended up buying a sfr for 53k.  In my local area 150k will get you a really nice house and 60k will get you a dated but perfectly acceptable place to live.  I wish I had thought or herd of a house hack back then. It could have saved me years on my financial and real estate journey. One more thing before I go. DO NOT GET A CREDIT CARD!!!! Unless you have more self control and disciple than 99% of the people your age! I learned that the hard way and was great with them for the first few years until I dug a hole so deep I only recently got them payed off.  MY best financial advice for you is to learn the true difference between an asset and a liability. I would even argue that your home isn't an asset its a liability unless your house hacking it! lol Leverage is a great tool but don't use it as a crutch.
