Opportunities definitely abound there. Things are hot in certain areas near downtown, suburbs like Livonia and surrounding areas, and on detroit's Westside. You'd certainly need boots on the ground and a way to find the off-market deals. That is where people are seeing the best deals: vacants and off-market. Our group is about to start marketing in the Metro area!

Do you have "boots on the ground" in K-Zoo? It might be best to market the land  locally to investors/residents who may see a best use for it. Someone may find that using the land for a community garden or children's park is of great benefit to the neighborhood. IT might be possible that one of the homeowners adjacent to the land might be interested in extending their property lines. You never know.

When assigning, our contract always discloses the purchase price and the release & termination fee. We also provide a copy of the original P&S agreement, since that is technically what an investor is buying from us. The seller is always aware that the right to purchase the property may be assigned to another buyer/investor. Full disclosure is the name of the game. When sellers are truly motivated, they are rarely concerned with how much we wake on the deal. The buyers we work with also understand that if the numbers work for them, our fee in inconsequential.

Lots of deals get done in MI with the QCD. It is a fast way to transfer a title and be done. I would do some due diligence in making sure there are no major encumbrances on the title that could cause you a problem. Get with a good title company that can run a soft title search for you. Legacy Title Agency and Michigan Investment Title company are good ones to work with, if you don't already have one you use.
