Hey BP!

I have small 675 sqft house under contract in my area (Puyallup). The house is built in 1922 and has a handful of issues. The one that I am most concerned with right now is the ceiling height. It's an old 1 story craftsman and the ceiling height is roughly 6'8 right now. No real movement in the budget to raise the ceiling so I was wondering if anyone on here has had experience with selling these lower ceiling height homes??

I know ANSI requires 7ft but I am seeing if there's a way that I can get this grandfathered in or something like that or if I just need to get out of the deal.

 Hey Nathan,

I use Deal Machine to call and mail.  You can build your own list and target them for off market properties.  Good Luck


 Thank you for the response, Jose. I haven't used Deal Machine. Is it similar to Propstream? Any specific lists that you pull from deal machine?

That's just incorrect, whomever told you this doesn't know what they're doing.  We get houses that already have a tenant and we make improvements at that time.  I have one right now that for various reasons has been going on for about two years.  And it's occupied.  Its a pain to do any work with tenants in there, don't get me wrong, but it does not need to pass before advertising it for rent.  

My PM sent a check to the city of canton for $240 for rental registration.  Does that seem correct? Again, I'm not local so I'm just taking every cost and push-back on progress at face value.

It's $80 per door, per year, plus the one time inspection fee, which I was thinking was $180, but don't recall exactly right now.  They started sending out these official letters of conformance, but I've only gotten a handful of them.  Get that sucker rented!  Now is the time of year.  

Where are you all getting your properties refinanced after you rehab them? I could only get 1 DSCR lender to do 1 of my SF properties due to the low ARV, the fees and interest rate are absolutely not worth it.

Are you bundling properties together when refinancing?

Unless I'm actively asking my PM on the status of things I feel like nothing is getting done or they're just waiting around for other people (instead of chasing things themselves).  If I was local (which I'm not) I feel like I could get a lot of the little things (that are taking my PM weeks to do) done in days.  Or I could be wrong.  This is why I like to ask the locals.  Right now I'm only hearing my PMs side, but not any other local feedback.

Thank you for your service in both the first responder and military realm. I went to college and got my degree in Fire Service Administration and right around the time of returning home, I got the Real Estate bug myself!

I love the live in flip. That was my wife's and my first house as well. Currently looking for our next. Where is your live in flip located? Are you looking for multifamily or single family?

This is a wayyyyyy heavy appreciation market as opposed to cash flow. I would look heavily into the King County/Seattle tenant laws... Might help make your decision a little easier.
