You're a realtor! You should know that you don't pay for the realtor fees. Get a realtor, having a person on hand is invaluable. Especially from a distance.

Find your local investor focused realtors. Many of them are desperate to find a good property manager they can refer business to. Offer them a referral bonus, but make sure they are on your side.
Realtor referrals account for 60% of my units. Great way to drive business.

one of my clients is about to renovate a 14 unit building on the art district outskirts. Money is coming into the neighborhood.

Might be viable.
1. It's pretty rural so fewer places, fewer tenants.
2. Has a decent town square with access to geneva on the lake.
3. some economic drivers. - Hospitals

4. MLS is showing two rentals completed in last two years, a 1 bed for 500, and a 3b SFH for 1000.

Does anybody with big multi families offer tenants rentals on essential items? 

Like renting a vacuum cleaner/ steam cleaner?
Athletic equipment? Kitchen Equipment? Bikes? 
Game consoles or board games?
Space Heaters/ AC units?

Is there a service that exists for that? Would you put that into your big properties?

You could just hire someone big and scary to squat with them? lol.

you're fine. unless you're in a crazy tenant friendly area, the consequences are low, and if they've sold a house, they likely have income you can chase.

Every tenant is a risk. Don't overthink it and just roll the dice.

Roughly speaking 80% of my headaches and evictions come from pre-existing tenants. It's always better to get a vacant unit and place your own.
