@Cam Galasso PNC was the easiest.DDollar bank was fair. Key and huntington were difficult.

find a big one, tell them exactly what you're doing, talk to them about cash flow, and that you're legit.

Some banks will say no, and you will likely have to combine personal loans.

again it's a brute force tactic that differs from brrrr.

@Ari Hadar With being out of the country, your best bet is finding an investor to partner with. There's money everywhere and investors are looking for innovative ways to beat the market.

Low income has the best cap rates, but the most headaches. I've had success with this area, and the key is to be Firm but fair. If you show that you'll go to bat for Tenants, they'll go to bat for you.

I recommend you read Evicted by Matt Desmond. It'll give you great insight into that market.

@Calvin Lin Those West coast homes are the craftsman style. I love them, but they are rarer on the east/ Middwest.

An investor client of mine found a great builder  in NJ. I'll see if i can get the name.

I always suggest that you avoid buying head aches, but the current landlords should evict them. Check with a lawyer, but some areas allow for expedited eviction if a drug offense is found.

It may not be impossible, I did something like that to buy properties in cash.

If your credit is amazing,and your income is steady, you might be able to get a personal loan. Some banks will do them without tying them to an asset, but the interest rates will be 8% +

Very Risky. Consult a financial advisor first.

@Joe S. still putting that one together. My Broker recommended an outside company for me. Will update soon.

I use an online property management software to facilitate things, but it is still a slow process.

I'd bring on a bookkeeper. having concrete accounting at the ready is a big help for getting financing or for tax season.

@Account Closed the Cleveland subreddit has a joke. We always recommend Lakewood to new transplants.

@Account ClosedI have a data hungry investor who is dumping his duplexes in favor of single families. His focus is on reducing Tenant turnover, and his data points to single family tenants staying longer.

One Thing I've found is stick with 2 or 3 bedrooms per side. I struggle to rent 4 bedroom Duplexes. At those prices, tenants see more value in renting single family homes with 4 bedrooms.

But 2 and 3 bedrooms get rented super fast..
