Matt, this most be a stone's throw from my current project seeing as we are just up the hill from Sidetrack. Definitely a hot neighborhood in Ypsilanti at the moment! I'm excited to put up the listing next month.

I agree with Zach. Not that the 1% rule is golden, but I don't find things anywhere near the asking price of a cash flowing deal. If you network, hustle, or get lucky then it can definitely happen. But there aren't an sure fire deals that can easily be picked up.

@Steven Wiltse I do not invest in Ann Arbor, only Ypsilanti. In terms of real estate agents, Tyler Weston is the best in the area. He isn't strictly investing, but is great. You can find him at Ypsirealestateguy.com

@Steven Wiltse I like Ypsilanti. The neighborhoods of Prospect Park, Normal Park, and College Heights are currently Ann Arbor over flows. Very hot right now. High property taxes though. You also have solid low cost rentals with the areas around EMU. I currently invest in the historic district. Are you local to Michigan?

@Luca Fredrix Tell everyone that you are doing wholesaling. Build relationships within the neighborhood you live. Focus on free methods of finding deals before spending tons on things like direct mail. If anything do a website and social media. Also, don't think that wholesaling will be easy, it takes work. Don't quit too early. The first deal is the hardest. Good luck.

@Christine B. The strategy would be to be all in at about 70% so that you can refinance and entirely pay off your heloc. Then you use it to fund the next detail. If your heloc is not enough, then combo it with some private money.
