Thank you both for posting. I'm blessed to say that my expenses are close to zero, and my student loan is around 3000. I have a few secured credit cards and just got approved for my first unsecured credit card. The thing I'm worried that will prevent me from getting a mortgage is my work history. For the last six months, I have been self-employed in construction. I do feel comfortable finding my first deal because I feel if I do get a mortgage from my bank I would end up paying high interest. So far from my research, I feel like it might be best if I partner up and do you BRRRR on a duplex or a multiplex, and do a couple of deals and gain enough experience and build my business credit enough to possibly start getting hard money loans. I also plan on looking for owner finance.

@Tucker Cummings Thank you for the response. I've been doing a lot of research on BiggerPockets and YouTube. My goal would be able to invest as my main source for income. I want to develope cashflow through rental properties. I am under credit repair, so i cant get financed so i was thinking of partnering up my first couple of deals for the guidence.

@Stewart Beal Its stories like that, that really inspire me. Unfortunetly I am in the credit repair process and do not qualify for financing.  I was actually looking in Detroit a little while ago on the land bank's website. I decided to wait on Detroit until I can build up a better network and more capital.

@Brian G. Thank you for responding. I have a background in construction. I can do the minor repairs myself. I have been talking to a few real estate agents/ property managers in Texas and Indiana because of the cheap market. I purchased an LLC and want to develop some cashflow through rental properties. I talked to a lovely property manager/real estate agent in Marion, Indiana. She offered to walk me through every step and told me about the people she works with also from San Diego. I can get a 20-30 thousand dollar house put 10 thousand and rent it around 600.This would be my first investment. I feel like it's a good place to start, but I would like to make sure and weigh out my options before I invest. I appreciate all the help.

Hello everyone, my name is Nate I'm from San Diego California and I am brand new to the real estate community. I'm in the process of rebuilding my credit and about to invest around $50,000. I've been doing a lot of research and so far I think partnering up on a multi unit in the Midwest might be the direction to go. I would really appreciate some advice and I'm open to suggestions.
