 So you didn’t cause the damage and he’s expecting you to repair it?

 I have a friend who is a code enforcer and landlord in Delaware County. He informed me of those options.

Thank you for all the advice! My apartment is in Philadelphia, Pennsylvania right next to Temple University's campus (I'm a student). I was told to put my rent in and escrow account until it is fixed - any thoughts in this? My landlord lives in China and has some lady (I'm assuming she would be considered the property manager) here do all of his business for him.

It would be the landlords responsibility however since it is the ceiling unless their is a safety issue he would not be required to repair it. Holes in walls and ceiings are mostly cosmetic in nature.

Hello,
