I guess it wouldn't hurt to try it out if this is the only mentor option for you currently. If it is low cost to join you can join and back out if it starts to seem like a scam.  but first,  seek for mentors who are not promoting their mentor ship program, who are trying to make money and may not care about your well-being. Maybe try to make friends with local investors and offer taking 25% of the earnings  and see where that takes you. 25% of something is a whole lot more than 100% of nothing. Once you gain confidence, experience, and knowledge,  you can start doing deals on your own. I am in the learning phase right now and from everything I have read, you don't have to pay someone to be your mentor, you just have to put in a little work and go out and find one. This doesn't mean asking people to be your mentor, but simply becoming their friend, asking questions, and finding a way that you can provide value to them.

Hey Nik! its cool to hear I'm not the only young guy on BP and that we are fairly close to each other. My suggestion would be to contact local companies that specialize in what you are interested in, asking for an internship or the ability to shadow someone. This is what I did and may have an internship lined up for the summer with a property management group.

I'm trying to price out rent for a 2 bed 1 bath 900 sq ft SFH. Other apartments in the area rent between 700-975 but are attached to a house. the SFH I'm analyzing is on a .53 acre lot and has a basement. since it is a home rather than an apartment, would it produce more rent than an apartment with similar characteristics?

Thanks @Alex Deacon . I am willing to put in the back work to gain knowledge and experience. I was just wondering if people who have been successful in REI can enjoy a fairly relaxed life. Are they managing every aspect of things 8+ hours a day or can they work say only 3 days a week and travel the rest while keeping up with phone calls and emails, etc?

I am just learning about real estate investing and it seems like a lot of work. Is it comparable to a 40 hour work week, just more flexible with time? I'm curious to hear how much time you put into REI a week and what you can do with your free time. I am an avid mountain biker so I would spend time riding in new places and making new riding friends.

Hey, I am 18 and just joined BP. I have a single parent who owns our house and is currently only paying the principal and some interest on her line of credit. She recently just increased the amount on her line of credit so that if she sees a good house to downsize, we can move. She wants to move to a smaller home so the taxes are lower and to pay off her line of credit.  She could easily sell our house for 300k-350k, and was looking to buy a house for 170k-250k. She has a lot of equity in the home that is payed of, so what would be a good way to used that to downsize and invest so they we would be better off financially in the future?
