I'm installing a Grizzl-e charger on a new build I'm doing in the Smoky Mountains. This is a new build so my costs will be different but my all in is $1,200. That includes the charger, digging a trench out to the parking area, and wiring everything on a 4x4 pressure treated post. The charger has a built in locking system that I can use if it becomes a problem. 

I've done a bit of research and in my area it will cost around $10 for someone to fully charge their vehicle. Chances are they won't need a full charge every day though. 

This is a luxury amenity but I think it will pay for itself. People with EVs tend to be in a higher income bracket. If I can save them 40 mins a day at a charging station I think it's worth it.

Would love to see where that code / regulation is documented. 

Something tells me this is either a misunderstanding or something to do with your lot. 

HostGPO has a good discount on Standard Textile. They aren't cheap but they work well. 

I live about a mile from Lake Travis. If you're looking to buy a house on the lake you need to think through two things.

1. The property taxes are really high.
2. Lake Travis is not a constant level lake like Lake Austin and Lake LBJ are. Texas has frequent droughts and when we do the lake levels drop. Sometimes it's low for years.

Looks really nice. One small thing that I noticed, I think I'd edit or retake this photo. Feels like a spotlight is directed at you. 

We are just finishing a new cabin build in the smokies. We installed a Grizzl-E 40 amp charger with a J1772 connector. 
We're installing the charger on a 4x4 post about 48" off the ground in front of the driveway and planting some bushes in front of it to make it less obvious from the street. I don't want to become a public charge point for everyone in the neighborhood.

I saw a thread about this in a FB Group. Chris Ledwidge from theLender said he expects the underwriting to change. For example, a minimum of 25% down, higher credit scores, higher coverage ratios, etc.. It wouldn't surprise me if they do go away though. 

I think in 8-10 months there are going to be some killer deals. I would wait.

The one exception to that advice would be if you are dependant on a DSCR or other "specialty" loan product to close the deal. I could see the availability of those types of loans decreasing if some of their investments start to tank.

I first heard about a DSCR loan about a year ago. Ever since I feel like I've been watching a slow moving train wreck.
If a loan is given based on the income of a property vs the income of a person, what happens when the nightly rate drops during a down turn? How many of these new investors have enough reserves to keep them afloat?

It's going to be interesting to see what happens.

From my understanding you have three options in the Austin area. 

1. Owner Occupied (Your Homestead residence) 
2. Buy a house in an ETJ that is outside the City of Austin's regulations. 
3. Invest in a surrounding area like Round Rock, Dripping Springs, Etc..
