Any other Loopnet subscribers here? I got an email today saying their prices are going from $49.95 /month to $64.90 /month. I know CoStar bought them out this year... I wonder if more changes are in store.

@Brian Mathews It does seem a little crazy which is why I've been hesitant. There has to be some good options somewhere though if you know where to look. At least that's my hope ;)

I'm starting to think more and more about appreciation plays in Austin. I'd love to do some development too since I used to do construction long ago and enjoy it. It's just hard to know how to get started. I don't want to be foolish which is why I'm here. I read the other day "Where there is strife, there is pride, but wisdom is found in those who take advice." So the process begins....

The NNN deal is in San Antonio. I've played with the idea of looking for rentals in other markets like San Antonio, Houston, etc... but I'm also looking at some areas of Austin that still have some cheaper homes like Leander.

I have some cash to play with which is good but adds some complexity. There is a balance of leverage and putting capital to work in a smart way that is hard... at least for a newbie like me.

So glad to be here. This site seems to be a wealth of information and I'm excited to jump in.

I live in Austin Texas. That's both a good and bad thing. It's a growing which is great but the market is very hot and it's hard to find good deals. I'm hoping to gain some knowledge here.

I currently own 33% of a triple net deal (fast food restaurant). It's easy and stable income but the returns aren't great (around 6%). I'm looking at new ways to leverage and buy residential and other types of properties.

Anyways, I'll dive in with more questions later but I just wanted a quick intro for now. Looking forward to this.
