There are a number of things that we look at when performing a market analysis such as; Crime, population growth, salary and income growth, finding out who are the major employers in the area, etc.

I also recommend looking at the unemployment rate in a newrer market as well. The unemployment rate is another factor that plays an important part in population growth and economic development in a market.

Podio can be a great tool to use for your business and its fairly inexpensive.

Yes, we are still buying properties. We like to underwrite conservatively and buy properties that cash flow.

@Gregory R Ley Congrats on closing on your first property. Why do you want to open up a checkbook account for each property? Are you putting each property into a different entity?

Hi @James Alderman honestly raising the rents either as the pervious owner or the new owner shouldn't be difficult if done correctly. Meaning as long as the current tenants have been given enough notice, the current lease agreement has ended (make sure that you receive an estoppel certificate signed by the tenant) and all scheduled repairs has been completed to the unit in a timely manner.

Hello @Bobby Burns,

This is true in a number of states including where I live (Detroit, MI). Its very frustrating and this policy needs to change.
