I think I charge 35 dollars per linear foot to install cabinets and another 20 dollars to finish cabinets per foot.  Granted I work on the low end of the pay scale in WI but his prices seem high still.  I think just 650 would be closer to what it should cost.

When ever i do remodels that need both i always paint first.  That way no need for drop cloths and 1 less line to cut.

For me success is a combination of being happy and money.

I find what I think is success is always changing.  For a while I want to get a job that used my major that paid the bills along with a side business to fund my hobbies.  I got that but realized I was not very happy.

Now I think success is making my side business a full flege business that is all I do and no longer have a 9-5 job.  I think to do that I need to use a combination of investment rentals and my business of selling parts online.

Even if I reach this level of suceas I know I will always want to grow and do better.

Before picture.  Looks about the same on the outside when it sold.  If I had the time I would of loved to painted it and landscape to make a bit more of a profit.

Living room and all others gutted with some rotted sub floor.

Original kitchen.

Kitchen after new floor, paint and replace kitchen counter tops.

Living room after with new paint and carpet (after fixing the sub floor).

Hey been reading up on this forum for the last two-three months.  I am 23 years old working as a Project Construction Manager.  I bought my first house just under a year ago that was a 1985 mobile home for 10k.  I just sold it today for 13k after owning it for a year.  It was originally a gutted shell with no finishes.  I put about 2k of new materials into it and 100 hours of time.  This house had a lot of first for me.  First time installing carpet, vinyl, and replacing a bay window.  Definitely nice to have a low risk property for the learning curve.

The few big mistakes would probably be having a big bubble/wave in the kitchen vinyl and losing the title in the move and not finding out till the day of the sale.

Now I figure I made 500 dollars not including the lot fee each month since I was living there so not great but the things I learned where worth all the effort.  If I include the money I saved from not renting an apartment this flip saved/made me 3200 dollars to put towards the next investment (thinking about a buy and hold duplex).  This will probably happen in a year since I just bought a real house last month that I am working on fixing up that will be my personal long term house for 10 plus years.
