I’m a fix and flip investor in North Carolina , Raleigh area, looking for wholesaler to work with.

Below is my buy box:

-Alamance County, Durham County, Wake County, Pitt County and Cumberland County

-2-4 bedroom 

-ARV 200K-450K

-Purchase price = ARV x 70% - rehab cost

-not on septic and main road

-fire damage and gut rehab.

Hi Bigger Pocket Family, I'm in need of a good Septic Contractor to install new septic system in the backyard of one of my rental property in Sanford North Carolina. I'm having a hard time finding a reliable one.

I already got the septic permit from the county, so I need a contractor to install it. 

Does anyone has contact of a good septic contractor? I would really appreciate it.

Hi all! 

My name is Nathalie, I'm a new investor and I have some questions:

I understand that we should do home inspections while purchasing a property.

If I were to purchase a house that has been vacant for a while (single or small multi-family), and utilities had been cut off by owner, obviously the inspection will not be accurate since HVAC, electricity and water are not working.

In this case, do you connect all utilities during Due Diligent period to get an accurate inspection?

Or do you NOT connect utility, and risk to find out if the HVAC, electricity, plumbing, etc. need repair after closing?
(which would obviously affect the Repair cost estimate)
