Hey Matthew, house hacking is great but there are also some short term rental opportunities in Fort Collins and Estes Park. You just need to know the pockets where they’re allowed.

@Shaun Ortiz I think, like most things, an investor needs to realize three things:

1. It's going to be harder than you thought

2. It's going to take longer than you think

3. It's not going to play out exactly like you hoped

If you have that mindset, not only will you have realistic expectations, but you'll create success over the long term.

Even though I’m a local broker, I’m a big fan of “Live where you want to live. Invest where it makes sense.”

House hacking is great, but there are many other considerations. 

After years of investing we settled on Alabama as the best spot for us to invest. Happy to chat about what it’s like investing out of state and I can certainly make some introductions there if you want. 

I recommend Shelley Rhoades. I’ve worked with her for years.
