Hello BP,

I am listing my first house for rent. I am following the info in BP's guide to screening tenants, but I would like to know what experienced landlords do if you receive applications from multiple qualified tenants?  I have received numerous applications and several people meet my criteria. When you sell a house and you receive several offers you can select the offer that you view as the best. Can you do the same with rental applications or by law do you need to accept the first tenant who qualifies (I understand it is illegal to discriminate based on protected classes)?  

The unit I am renting doesn't have appliances. I was planning to add them as part of the lease, but one of my qualifies tenants has their own appliances so it would be appealing to rent to them. A different qualifies applicant has two dogs and would pay an extra $50 per month, so that extra income is appealing.   Do I need to lease to the first qualified tenant I find or can I rent to the "best" applicant if multiple people qualify?

I agree that the website is very generic.  @Bob Malecki do you have a company that you could recommend that offers a due diligence service? I would be happy to spend several hundred dollars to ensure I am not getting scammed and to learn from someone more experienced.

Hello BP,

Has anyone purchased a note from wealthcreatinginvestments.com? They have a note for sale that is in my geographic region and I think it would be a good fit for my first note. I would like to know if this is a reputable company or if I am falling into a trap....

I don't really know what you mean by "pull out the existing plumbing/tank". It should be easy to cut out the old tub/shower unit and replace it. If you plan to purchase a single piece replacement tub/shower make sure you can get it into the bathroom. If you bathroom is upstairs or only 5 feet wide it will be challenging or impossible. sometimes in new constriction they are installed in the bathroom before all the walls/ceiling are in place. I typically replace single piece tub/shower surrounds with multi piece systems.

I have installed several wall hung IKEA vanity cabinets without issue. I would definitely use them again.

I have done a few flips. I did all of my expense tracking in Excel on the first and have used Quickbooks since then. In my opinion Quickbooks is worth the $30 per month. If you start working with an account they should be able to put you on their wholesale plan and save you a little money if you buy the online version of Quickbooks.
