@Robert Bleisch are your properties solely located in Texas? Even if that's the case, a qualified REI CPA will be able to serve you regardless of your location. You will probably have more luck finding a CPA that best fits your needs if you broaden your search. Best of luck!

@AnnMarie Bacchus most of my clients came to me after already having started their real estate journey. Like a few others on here have mentioned, you can definitely be a RE investor without a CPA, but definitely hire one once yo have a deal or two under your belt. I have seen so many of my clients lose out of tax savings - a good CPA will save you more money in the long run than you will have to pay for their services. Best of luck to you!

@Sam Fulkerson Is being able to meet your CPA in-person a deal breaker for you? If not, the location of your CPA is not as crucial as their experience in real estate. A qualified CPA should be able to assist you regardless of their location.

@Issac Alphonso I have some clients doing well in Fremont. Do you invest locally or out of state as well? 

The location of your CPA isn't as crucial as their experience with real estate. Many CPAs on this forum have clients and properties across the U.S.

1, yes, but the IRS may look at intent under audit. Now it's public info what your goal might be! 
2, yes, but what are the facts and circumstances? Why do you need the vehicle? 

3, cost segs are for assets purchased during a lump sum transaction like your original purchase, anything after your initial property purchase can be classified properly as an asset or expense.

Do you only invest locally or out of state as well? I personally own in FL and CA but have been tempted by NC as many clients are doing well there.
