I removed my rental from the market on December 21st when my tenant paid her deposit electronically. She was supposed to move in on January 15, 2019. While cleaning the apartment a situation occured of her family member stealing something of value of mine that cost $450. After asking the soon to be tenant about it, she stated the stolen item would be returned the next day, and it was. We decided not to enter into a lease with her but wanted to know if we must return all, part or none of her Security deposit?

@Elenis C. So question, are you enforcing the lease from the prior property owner or property management company? If so, is it legally enforceable or do the tenant need to sign a new lease with you?

If an individual is approved for conventional bank financing, can I then buy a house from my own LLC for purposes of eliminating private money lender?

I think you should work on all open/active accounts before any collections and of course back taxes first. FHA do not always require you to pay old collections account.

I use Google drive as well for all my files. I like to maintain everything that's is hardcopy in electronic form just in case. I also use cozy.co app/website for tracking rent and expenses by property.

I happen to love it, but it depends on how often you are purchasing investment properties. Some people use craigslist to evaluate if you are not going to get your money's worth.
