First let me say I am not a wholesaler but have been the end buyer on a wholesale deal. I came across a property that the seller can't take no less than 80k. Properties in the area go for 130k roughly for a 3/2. My questions are:

1) If I have a seller that wants to sell me their property can I use a purchase agreement with her and than assign the contract?

2) If I can't find a buyer in the 30 day period, what normally happens to the contract?

I would've kept the property as a buy and hold but it is 10k more what my hml will spend for the property. What else can I do with it?

The neighborhood is one that you will receive cashflow but not appreciation. So if we had invested in fixing it up, it would take a long time for our return.  Unfortunately, it was also a situation that turned into chasing down rent money. But I can say we have done better 15k and up. Not to discriminate but we have done better with fixed income tenants in this price range.
