I hear about the techiinque some investors use where they direct market to motivated sellers. I understand this technique, but I am just curious to learn more about these 'motivated sellers'. Where do the sellers get their leads from? If MLS markets are relativley 'dry' around the nation, where do these sellers get their properties they are so motivated to sell?

Has anyone ever been burned by bad data on the MLS or elsewhere? What was your horror story and do you think bad data is a viable problem in our industry?

Could you describe more what you mean by "setting up MLS alerts in the area of interest"? Does this mean that as new properties hit the MLS that match your criteria you are notified, or does this mean that you are notified of all the current properties on the MLS in your area that match your criteria? Also, how do you go about setting up these alerts?
