@Charlie MacPherson That is certainly reassuring to hear! When I heard talk of the exam it always seemed like a daunting brick wall; it is good to know that with some preparation I will be fine! Thank you for the information, it is much appreciated!

@Jonathan Bombaci I initially wasn't planning on doing it, but I see how much benefit it can be so I decided to take it on. Thank you for the information; I will be sure to take a look at them!

Hello all,

I am a soon-to-be 19-year-old college student from the greater Boston area. Real Estate has been of interest to me and I have decided to get my realtor's license to help me in my future of RE investing.

That said, I have no idea how to even start this process, what it entails, and what differences there are between states (if any). If anyone has information that might be of use to me in my pursuit, I would greatly appreciate it. Thank you.

Hi All,

Let me preface by saying: I am a beginner investor(18), looking for my first house hack once I complete college in 4 years. That being said, I was recently analyzing properties in Texas when I stumbled upon several homes that had around 6-7 rooms with a full or half bath in each room. The houses previously were used as assisted living facilities but have since been, or can now be, converted to single family housing. This sparked my interest in terms of a rent-by-the-room(RBTR) house hack. Is it feasible to convert something like this and do a RBTR in a SFH? When analyzing one of houses, the numbers make the idea worth exploring. Is this something worth looking into? Thanks.

@Lior Rozhansky Thanks for the info! I am thinking about also doing a Rent by the room strategy in the Boston area, or perhaps surrounding Boston, maybe even 45 minutes out.

@Jonathan Bombaci Thanks for the point. I originally wanted to house hack a duplex but in this market a quad looks like the only suitable option.

@Mark H. Porter Right! That makes total sense and most definitely something to consider.

@Joe P. Thanks for that advice! The areas surrounding Boston are definitely on my list and something I will consider!
