Thanks @Lien Vuong for the tips. I tried WCU already and best they would do is 70% LTV. I'll check East Boston Savings Too. So far, I've tried the "spray and pray" approach reaching out to a handful of lenders and have not had much luck yet. Hoping the BP community can help me hone in on a more targeted strategy to finding a lender.

I have a bunch of equity built up in a couple of small multi-family properties and I would like to take cash out to do two things: (1) force appreciation by making improvements to currently owned properties, and (2) purchase additional rentals. I would like to avoid refinancing if possible because my current mortgages have extremely low rates (these were originally purchased as owner-occupied properties). What options do I have for getting a second mortgage or HELOC? How can I find an investor-friendly lender willing to take second position? What banks/credit unions have other Massachusetts investors had success with refinancing or getting HELOC on their multi-family rentals? For reference, I am in central Mass along Route 2 corridor between Leominster and Gardner. Thanks in advance BP!

@Joe Prillaman my wife and I are looking into starting up our first STR this spring. What's your experience as far as peak seasons and setting pricing?

Shallotte would be fine for long term but is not a beach destination, just a town at the coast.

Thanks for the insight about Shallotte. Sounds like maybe Sunset is above my price target at this point, but something to aspire to. Hoping to stay under $250k for 3 bed, 2 bath, give or take.

Thanks, Joe. My wife and I actually honeymooned on Carolina Beach. Literally ON the beach in my Jeep, ha! Love that area.

I love the Myrtle Beach area. From North Myrtle Beach all the way down to Pawleys Island is great. Different areas attract different kinds of tourists. North Myrtle/Cherry Grove is a great place for families and beach cottages that are a short distance from the ocean. The biggest to watch out for are the HOA's at some places. They will suck you dry of any positive cash flow. Will you be managing the property yourself or having someone else do it for you? Are you looking for a condo, townhome, house or multi family unit? This is a great area to invest and with the right property you will do well! Properties are flying off the market so you will want to be able to act quick! Good deals go fast around here but they're not impossible to find. Congrats on the search!!

Thanks for the feedback. I think we'd like to stay north of Myrtle Beach, so Pawley's Island is probably a little further down then we'd like to go. I'm starting to check out North Myrtle/Cherry Grove too. At first, I'll be managing myself, and trying to avoid HOA's over $100/month unless the neighborhood is really excellent.

@Jacqueline Gardiner to be honest I don’t know all the details of the policy, my wife found the add-on coverage. She’s great at finding stuff like that.

We had bad water pressure which turned out to be a crack in the line from the city main to the house. Had to dig up half the front yard with an excavator to pull the new line through. Total cost was around $7-8k. Our out of pocket was less than $1k thanks to insurance.
