Hey friends, quick question about mailing tax lien lists... do you set a threshold for the amount owed before you mail to them? I was thinking 5k might be a good number. I wouldn't think you would want to mail to the people who owe a relatively small amount. Also, what kind of a timeframe are you working with? I was going to pull 2 years worth. Going back to 1/1/2015. Thanks in advance for any help!

Thanks for the responses.

Joel Owens, I had my title attorney look up the property before we went to look at it. He was the one who notified my about the right of first refusal.

As for the developer's interest, my guess would be that it would be to turn it into a commercial property. It's a really desirable location.

Your response made me realize that I should try to get in touch with the developer to gauge his interest. I am only working off of what the owner told me and it would be a shame to walk away from this deal if it turns out this guy actually has no interest in the property after all.

Hi All,

I am just breaking into wholesaling. My first direct mail campaign hit mailboxes this week. The response has been OK. 1,000 postcards netted about 20 calls and a half dozen or so prospects so far. 

I went to view a property yesterday which has some promise, but there is a first right of refusal on the deed. The person named is a local developer who IS interested in purchasing the property. The seller does not want to sell to this person though, claiming that the first right of refusal was mistakenly put into the contract by her attorney. This man owns the property next door and she claims that the contract was supposed to address a shared parking lot.

So, 2 questions on this...

Is there a way to circumvent the first right of refusal ethically?

Since this would be my first deal, am I better off to just walk away and look for something a bit more straightforward?

 I really appreciate that Sean. I will definitely keep you in mind. Right now I'm just trying to be  a sponge. If you could recommend any books or resources I should check out that would be great.

I'm a 38 year old husband and father of 3, looking to add additional income through real estate investments. I am in the very early stages of this process and have much to learn. I am preparing to attend a 3 day Fortune Builders seminar in a few weeks. I am hoping that this will give me a foundation to build from.

I stumbled onto Bigger Pockets today as I was researching Fortune Builders. This certainly seems like an amazing community of experts and insiders who have a lot of knowledge and wisdom to share. If anyone has any suggestions on books and/or resources that can help me build my knowledge base would be greatly appreciated.
