Note to everyone, listen to BP podcast #168 guest starring Cameron Skinner. I had shifted my research a couple months ago to lots/land for development opposed to battling the red hot North Texas market for deals. Keep in mind I'm a buy and hold investor. My land development strategy wasn't clear. These were the questions constantly churning in my head.. Do I buy 100 acres, develop the land (without building) subdivide and sell? Buy 20-40 acres on the outskirts of town, subdivide into smaller tracts and build single family homes to sell? Or buy a lot within the city, build property and possibly sell or rent. Good news, this week's BP podcast has directed me to a clear path to start the real estate development process. I'm strictly researching lots within towns or cities east of Dallas, TX to build a single family home, or duplex to rent. Has anyone gone through this process lately? Any recommendations or problems you encountered along the way? I still work my day job which supplemented the down payments for my first 4 rentals. Great post Abe. I just closed on a cash-out refinance and stayed with the 30 year term. My strategy has adjusted from wanting to pay properties off, to using equity growth for cash-out refinances to roll into next property. I believe it's situational on current investing cycle and strategy. Your post woke me up to crunch the numbers more on upcoming deals. Thanks!

Hello BP, I'm cash flowing 3 rental units, owner occupant of 1. Just ran the numbers with my mortgage company to cash out refi up to 75% in order to round up capital for next investment. Numbers are listed below, let me know what you think or if I could be more efficient during my first Refi. This would eliminate PMI from FHA loan, but interest rate will increase significantly. CURRENT LOAN Single Family Home Value: $130,000 Principal amount: $73,300 Term: 30 Year Fixed Current Rate: 3.75% FHA Monthly PMI: $83 Mortgage: $779/month (all costs included) Rental Income: $1,175 REFINANCE LOAN Loan amount: $97,500 (75% of equity) Closing costs/fees: $3,900 Cash back at closing: $20,300 Interest Rate: 4.875 Conventional Financing Mortgage: $790 (all costs included) Rental Income: $1,175 Regards, Nate Barbee

Evening BP Family, I'm starting to feel a writer's block for investing. I own 4 single family units with strong cash flow on 3, and owner occupying the 4th. The market is booming which makes it difficult to acquire efficient cash flow properties, although not impossible. I'm currently saving cash to expand my portfolio with Multi-family units. Should I utilize this strategy and be ready for the next retraction, or look into a different type of real estate investing to take advantage of the booming market? Any conferences in Dallas, or anywhere for that matter to see fresh investor strategies? I don't want to miss out on opportunities because I'm locked into one single strategy. Regards, Nate Barbee

Post: Lot's of leveraged houses vs. one or two paid off houses

Great topic, I think about the benefits of both on a daily basis. I currently own 4 single family homes in which I put down 3.5%, 20%, 20%, and 5% in order to close each deal. I personally want to expand my portfolio by leveraging so I can own more, opposed to putting all my cash toward owning each property free and clear and owning less. I do however make extra principle payments toward the property with the lowest payoff amount. I often refer back to Robert Kiyosaki in Rich Dad Poor Dad where he constantly teaches the importance of OPM (other people's money). Which is more of a leverage based strategy.
