Hi everyone, 

I recently chose to leave the restaurant business and am now actively seeking employment in the world of real estate. I am interested in working for a title company, property management company, commercial real estate brokerage.. really anything that will enable me to inundate myself in the business and soak up knowledge. I'm particularly interested in creative financing, rv parks, short term rentals, and commercial residential real estate... any tips, insights, or guidance would be much appreciated!

I am also awaiting my notary commission from the State of Texas in order to do loan signings as a mobile notary. I don't see this often talked about, any ideas why? It seems like a great way to get familiarized with loan docs and meet players in the industry, and I'm looking forward to being able to get started with that.

Hi everyone,

I recently moved to San Antonio from Southern California to pursue the dream of financial freedom through real estate investing. I had hoped to utilize a low-down owner occupant loan (FHA 203k) in order to acquire a 2-4 unit property as a house hack, however, due to prolonged unemployment during the pandemic (restaurant industry) and my decision to transition out of that industry and into real estate full-time, I no longer qualify for traditional financing. At present, I am hoping to secure a property via creative financing (ideally owner financing) as soon as possible. I have excellent credit and fairly substantial cash reserves, so I know its just a matter of finding a good deal and negotiating terms. My ideal house hack will be on the east side close to the AT&T center, 4 units, and in need of more cosmetic work rather than an extensive rehab.

I appreciate any tips/insights and I look forward to meeting more of you at the local meet ups!

Hey Liz! 

I'm in a similar boat. I moved from Southern California to San Antonio last fall to invest in real estate. I am new to it too and have yet to get my first deal. I was initially planning to buy a 4-plex with a 203k to house hack. I thought I'd walk right into Texas and make it happen. Turned out that my extended unemployment during the pandemic was prohibitive and most lenders wanted me working minimum 6 months (ideally 2 years) again back in the restaurant industry. After 8 grueling months at an especially brutal restaurant job I decided to leave and transition fully into real estate, even if it means I won't be able to use bank financing on this first property. I'll just have to get creative. 

Anyway,
I haven't been to any meetups yet (I actually came on here now to confirm that the one happening tonight is still happening) and I have only been able to befriend a couple of investors out in the wild by talking about real estate to everyone I meet. I think meetups will be a great way for us to get to be around others doing what we want to do and observe/learn. I was also hoping/begging the people I've met to let me be around them in their day-to-day, but like Rick said, I think free labor might not really be what they need. I guess our answer is to find them deals instead! I am also interested in wholesaling here and am somewhat intimidated by the process. And also, until now, exclusively a student of youtube and BP. Anyway, maybe we can link up and do it together! That might give us some confidence and momentum.
