@David M. thank you! don't worry, I have been working/thinking overtime about how to finesse all of this given less than ideal circumstances... none of it has been sunshine-esque, haha. but thank you for your advice!!

Thank you for that advice regarding finding leads! Where would I get access to that data??

@Naz Hossain thank you! The start to the journey has been much rockier than expected, but it's just making me that much more driven, and I know it will make successfully closing that first deal extra sweet! 

I'm hoping to be starting a job in reception at a title company pretty soon, and will be doing loan signings as a mobile notary. But even so, I'll need 2 years of income from any job, and even then I'll be limited by DTI..

I've been fascinated by creative financing, especially seller financing, from the get go. Maybe it's the rebel in me. I love the freedom of negotiating terms while being limited by only my own creativity and determination. and, as you mentioned, creating a win-win for everyone. I'd love to talk more about seller financing and how you're doing these deals here in San Antonio!

@Robert Finn thank you for these tips! in seller finance deals do the listing agents and/or buying agents still make their commissions? I have been wondering if listing agents would be disinclined to entertain these offers if they will not receive their commission from a deal like this. 

the one time I tried to make a seller finance offer here in SA the seller wanted a substantial DP like you said. I wouldn't be able to make a substantial DP at this point, but I have heard of seller finance deals where there was little or no DP, or where DP was essentially deferred and payments made in chunks over the first few years of ownership. any thoughts/experience with this?

@Brittany Minocchi thank you for letting me know! I did speak to a mortgage broker today who specializes in investor loans (thanks @William Joel Idleman!) and he told me the same thing, that pretty much across the board DSCR are non-owner occupant. back to the drawing board!

I have been thinking owner financing will be my best bet.

@Lucia Rushton these are great questions, thank you! my long term goal is financial freedom, but beyond that I can't honestly say I have a crystal clear vision of what exactly I want my portfolio to look like. However, I do have general ideas of the types of investments I'm interested in. Right now I'd say I'm in a phase where I am very eager to learn the ins and outs of the practical/logistical aspects of acquiring properties, as well as meet as many people who are involved in real estate investing as possible! And I'm looking for more steady income for the time-being, being that I am working on acquiring my first property/house hack and I want to be able to show proof of income
