@Renzo Ramirez I recently went though this myself. I have a couple properties I purchased with cash (for better likelihood of getting my offers accepted) and have now refinanced to pull out capital to reinvest. So long as you are pulling out equity to re-invest in something that will yield a worthy return, I think it’s a good idea. I can give you some recommendations for lenders if you need or happy to speak on the opportunities here in Central Florida.

@Neelima Jadapalli I recently purchased in the Kissimmee area and decided against the resort communities because of the higher cost. Instead, I purchased not that far out, got a much bigger home and have a much better return. In addition, the area I purchased is growing rapidly. In 6 months, comparable homes are selling for about 45k more than my purchase price.

@Derrick Thomas in response to Torrell's suggestions I would just note that many of the people that I work with using VA/FHA loans have their opportunity pool cut in half. I'd say about 50% of the listings I look at are not considering FHA & VA loan offers because of the stringent appraisals that come with them. Being a sellers market, they can afford to do that. Just something to keep in mind. Even with that said, there are still good opportunities out there, you just need to be diligent. Happy to share any other insight if needed.

@Fiona Dupin I agree with much of what Anthony mentioned.

A couple things that remain unclear.

Is your REA also the REA for the seller?

Is your REA the person currently managing the property? If not, have you considered sticking with the existing PM?

When you ran your numbers, did they make sense with the rent as it is (under market value) or are you taking a hit now and expect to improve your numbers once the lease is up? Were you able to ascertain what market rent should be? If you need a second set of eyes on your analysis, I’d be happy to help.

In terms of your experience thus far, just know much of your experience is not out of the ordinary. It is not uncommon for sellers with tenants in place to want an executed contract in place to show the property. This limits buyers to those who are truly interested so there is less inconvenience to the tenants who would need to otherwise deal with countless tours.

I think the more concerning thing is you do not have a level of trust with your REA. That is crucial when buying out of state

@Matthew Teixeira personally, I would go with Bradenton. If you’re planning to hold for a while, Bradenton is seeing much more growth and development. The outlook for good appreciation is positive!
