Spring Valley.

We just had conversations with someone with a private lender and commercial new construction loans...so we are keeping it open. I am open to sharing any contacts if it is helpful!

I am also creating a proposal for family and friends to join us in on the adventure :)

Hey Carl!
It will be 15 units, 8 bedroom house (transitional living) and a resource center. :)

Congrats on your development. Are you finding it all through a commercial loan? Or have you created a proposal to share and raise with friends and family?

Hello!!

I have two developments happening with people I know that own their land. I am looking to create the best contracts to protect everyone involved AND gain more insight into the legal side of things for developments.

We may be getting any funding from relationships we already have... so there isn't a license that I need. (from what I understand :)). BUT any tips, articles, books into raising money for developments of raw land? (1 parcel will be renovation)

**and one of the properties is in Mexico, so any contact for a good tax and business attorneys for this would be amazing!!!

THANKS FOR BEING SUCH AN AWESOME GROUP OF PEOPLE! I AM LOVING READING UP ON THE FORUMS EVERY SO OFTEN ;)

Welcome!!! Thanks for saying hello! My team will be looking in Hawaii soon for deals :) Have fun and enjoy the journey!

@Michael Dupree

I have come across programs for new investors and/or fix and flip programs with one time enrollment fees.

I’m not sure I can post it here. You May can try Google- new investors fix and flip loans.

Also some hard money lenders may have fix and flip options to lend you the money.

I love you replies of uniting. I think the same thing! There’s a solution we can bring to the table. An ethical system of some sort in renters and landlords. Not BBB :)

I don't like that the article turns this into a left vs right issue, and uses the "socialism" boogeyman - plenty of people hate landlords.  Ultimately what real estate investors need is to band together and do a better job with PR - there's plenty of investors out that provide great places to live with 0% eviction rates.  We do need to propose our own solutions to these problems though - for example increasing funding for section 8 would decrease evictions AND be less of a burden on landlords than eviction moratoriums.

Imagine, for example, if independent landlords got together and had enough marketing creativity to create, get the public to support, and get landlords to take, a Pledge -- much like Buffet/Gates' "Giving Pledge" -- that they would operate their housing for the good of the community.

Imagine if we, like many other industries, self-regulated by our own market pressure such that reporters looking for stories could write stories we want the public to understand.  How professional tenants act.  How we, at times, give up personal profit for the sake of others.  How thin the margins generally are.  About how much work goes into creating more housing or how much passion and creativity goes into designing buildings.

Our company forces all building owners to sign what we call a "Community Pledge" that allows us, as managers, to balance the needs of the community with the Owners' bottom line.  It's our way of contributing to solutions.

Absent a way to set the narrative, the default narrative is to blame "us."

What an interesting idea!

Frank is correct as in the mentality. I grew up in one and never thought it was glamorous! LOL. But, I have been pondering the idea of "upgrading" mobile home parks for areas in our nation that are lower income. I feel they need the opportunity to enjoy a "community style neighborhood" just as single family homes.

I think pondering on it more is great and as Frank said it would have to be the right location and people. (or maybe proper online listing of it's opportunity to the right people) Possibly starting with one or two on someone's property in a "nice area" to test it out? Working as a partnership with them?

Thanks for sharing Mark, this is good to know!

I give this a Wow for "good actors".

Do you know of anyone working on solutions for this? Or advice to "handle" the change?
