Great information here! Thank you for all the ideas as I have been wondering about how to get started in Direct Mail.

Also, for a second option for a CRM, you can use Google's Streak. I believe you have to pay after a certain point. However, it's easy because you can integrate your emails from a gmail account.

Hi Nicole --

Thanks for the information! I am also a new investor in Milwaukee and look forward to meeting everyone. @Zarak Sharwani sent me information about this meetup but unfortunately I will not be able to attend this meeting. I do plan to attend the September event though. I am excited to meet then!

Thanks!

Natasha

Hi Cullen --

Seems like you have done some research and have a great plan. I am still in the research phase but have similar ideas. I plan to spend the next few months doing research, crunching numbers for a few hundred deals, networking in local meetups, and assembling my team while I learn the best neighborhoods to invest in. I have some ideas of where to invest, but my next step is to physically drive around the neighborhoods which I realize is probably not possible for you at this time. As I learn the area and assemble my team, I would be happy to share my thoughts. I plan to make my first purchase in the Q1/Q2 2017. PM me if you'd like to stay in touch and help each other through this process.

Hi Andy --

I am also a newbie on BP and to investing in Buy and Hold rental properties in MKE. I plan on attending the networking events in the area to start building relationships as well. You should join and we can be the fresh faces! If you're interested in the events, let me know and I'll send you some that I have found out about. Good luck!

Wow that is an amazing first opportunity! How long did it take to find that property? I am still a couple months away from seriously looking. Curious about how long it takes a first timer to pull the trigger on a first property. Congratulations :)

Hello Everyone!

I am a consultant and a new real estate investor. Several years ago, my husband and I were introduced to a couple who made their living with buy and hold rental properties. Because of the freedom that comes with this business, they were able to travel frequently and have visited almost every country in the world. Then, earlier this year we were able to sell our first home purchase for a profit and the benefits of real estate investing became even more apparent.

Bitten with the real estate investment bug, we are now all in. We are currently in the research and planning phase. From what we have seen, buy and hold rental properties appears to be the best option to start out with while working full time -- any feedback on this statement is greatly appreciated :). Househacking is currently not an option for the next year. We have a short term goal of purchasing our first investment property by April, 2017 and the long term goal is to have our real estate properties be our primary source of income, preferably within the next 5-7 years.

I read in another forum that a good way to get started in real estate is with free internships. Does anyone know of any opportunities in the Milwaukee/Chicago area? Also, I noticed that many of the meetups and networking events posted on BP in Milwaukee have slowed down since Winter. Are there other networking events that folks attend in the area?

Thanks in advance for any responses!!
