I'm a big fan of the south sound but maybe a bit bias having called it home for many years. The areas you mentioned are great submarkets - along with lower prices I would also use rental demand as a criteria to narrow down your search. Getting a cheap house isn't a great deal if no one wants to rent it. I'm more than happy to talk strategy if you want!

The answer is of course... it depends. Seven figures for a multifamily property in Seattle is nothing unusual, many single family homes will go for that! 

The more the rents cover your mortgage, the less likely you are to come out of pocket to cover the debt service. A pricey property in a lower rent area is going to have more risk than one in an area that consistently has high rents. 

Would definitely start with talking to an FHA lender, they can give you an idea of what is realistic. I can recommend one, or there are many here on bigger pockets!

Hi Connor! I am a house-hacker myself in the Seattle area. Books and podcasts are great (Todd Baldwin's BP episode is really great on house-hacking). I would also say, spend time looking at what the Seattle markets have to offer in terms of multi-family/house-hackable buildings. 

I would say Seattle is unique in that the average home can be quite old compared to other markets. My house-hack for example is over 100 years old! Some neighborhoods have 100+ year old homes that have been converted or can be converted and other more suburban neighborhoods may have the newer duplex, triplex options. There are pros and cons to each, I am happy to answer any questions you have!

Hi Dennis! This can be a tricky one.. there are state laws, county and municipal levels to take into account. Usually these notices are given and can be transferred depending on the language of the contract but you should consult with a landlord/tenant lawyer and they can set you up (I like dimension law group out of Federal Way). They can tell you how to properly serve this notice as that is also crucial. Hope that helps!

Hi Daniel! I have a househack in Tacoma as well that was a single family converted into multiple units. Split levels are a great strategy for this because of their layout and they are pretty common in the area. Tacoma has pretty favorable zoning laws for adding density so I think you have a goof plan. Happy to connect you with any resources, contractors etc.

Checking in over here in Seattle Washington (and surrounding markets)! I work with both residential and investor clients and love to share this amazing area with others. 

I personally invest in residential rentals and am currently house-hacking!

Like other have mentioned, Seattle and the surrounding areas have several layers of landlord tenant laws to navigate. Best to find a landlord tenant law attorney and make sure they are currently practicing! Dimension Law Group in Federal Way is a great one and there are others as well. Spending a little on sound advice will save you a lot down the road. Best of luck!
