Hey BP, I am getting close to purchasing my first multifamily investment property. I am contemplating establishing an LLC to run the properties through. I am planning to buy a duplex or triplex, house hack one of the units.

Any advise on whether to or not to incorporate? What are the benefits? What things to consider? I am a newbie investor, this will be my first property. Thanks in advance!

@Jacob Sherman

You can't get another FHA loan ever, or just until/if you refinance into a conventional? Why do you recommend conventional 5% over FHA? Just because of the PMI or is there more to consider? Thanks for the input!

@Derek Brickley

That's so interesting! I'll definitely have to do some research on it. Are there any stipulations that come along with it? For example, the PMI on FHA loan. Curious how banks are able to make this work.

@Jake Andronico

This is great to hear! At least replacing a hot water heater at 6am on your birthday makes for a good story, I'm sure you have many more to go along with it, lol. Thank you for the advice and encouragement!

Hi all, wasn't sure if I should post this here or in the HH forum as it relates to both.

I've seen a lot of people post in the forums about if you're house hacking, to not let tenants know you are the landlord. This makes a lot of sense to me, you wouldn't want them knocking on your door 24/7 for simple issues. My question is, how do you navigate this? Won't they at some point need to meet the landlord? When there are issues, when handing over keys, etc. It seems impossible to not let them know your identity.

Any information and words of wisdom are greatly appreciated!

Quote from @Jake Greener:

Hello Natali,
If you are comfortable with being uncomfortable, definitely house hack! I wish I did it a lot sooner. Your first deal will not be a "retire from my day job" type of deal. I just bought my first investment property last year and while it cashflows well and have had no problems with tenants or maintenance so far (fingers crossed), my life has not changed in any dramatic way.
As long as you get the ball rolling and start to scratch that "real estate itch" you are moving in the right direction!

Best of luck.

 Thank you! I've had the itch for years now and can't wait to be able to finally scratch it lol. Seems house hacking is definitely the way to go, and I'm here for it. As Brandon Turner would say, "live like no one else now, so you can live like no one else later". I appreciate the insight!
