I agree with everything what Jonathan said. What is the kind of timeline you are looking for also? 5k a month in passive income does not come quickly.

You definitely need the charisma and be well-verse to speak on it. Patience is definitely needed if you are trying to buy from a resident with no real estate experience. Example, buying a vacant lot from a neighbor and simply explaining that someone else will be on the contract in a few days is not easy. They will have a lot of questions and trust issues. Make sure to have a script ready! Second piece of advice is to have a trust worthy title company that can guide you. Be sure the price is right with them and that they know it's your first time doing it. They should be patient and attentive.

Definitely agree with the caution everyone is mentioning. If you can find a condo where the assessments have been completed and their budgeting looks clean, then it will be a goldmine. I work the Treasure Coast area. Hutchinson Island is a great place to look at between Vero Beach, Fort Pierce, Jensen Beach, and Stuart. It is huge with snowbirds and many people from South Florida are coming up. Port St. Lucie, although not on the coastline per say, is one of the fastest growing cities in Florida the last few years. It is predicted to overshadow Miami in population in about 5-10 years.

First, figure out if you are choosing based off of price or qualifications. It will determine your route. 

- Ask the local realtor association and a local contractor association for referrals. There's usually a list online.

- When vetting, other than actually looking up their credentials and verifying the workers comp and general liability, be sure to ask for a list of their current sub contractors. Check to be sure all are in good standing. 

- Get a list of previous work and call/visit the sites. Also, you can find so much info on bad vendors on facebook groups. 

- Ask the GC how would they keep track of everything and can you get access to it? If they use a Project Management site like Monday or an excel spreadsheet.
