I think part of the answer is in whether this fits in with your strategy. What is more important to you? Is it cash flow? Is it appreciation? 5% is not really that good for me but maybe this is in a great location that it is going to appreciate a lot in the next 5 years? Food for thought😊 Good luck 👍

Dear Amit, I would recommend to contact a couple of local PM companies. Ask them how much they would charge you to manage those rentals for you. Make sure you verify those rents numbers. Other expenses could be garbage and water for sure. Yard care? Do they need any work upfront, like roof, plumbing? Be sure to get a good inspection. If there is need for repairs you may need to renegotiate price. Don't forget to include property taxes and insurance. Good luck with your purchase 😊👍

Hello Tris, I can't say how good the investment is because I don't see your ROI number here. (Maybe I missed it?) My main concern is your statement "assuming no big CAPEX.." I think you are saying you don't expect to have to put a new roof on or the such. But it is very important to find out exactly, these can of things can be a real deal breaker. Also, are you accounting for 5% for capex on your cash flow? Anyways, just a thought😊
