Hey Elizabeth, I like the IRS's FAQs site. It's grown a bit robust though I like it b/c it's from the IRS (you know the ones who will determine what does and does not qualify as an OZ investment).

I think you should answer @Jaron Walling and follow most of his advice with the customary grain of salt. Financial planners, lawyers like myself, it's always about the relationship and expectations. 

I think if you post more about your typical strategy, past deal size, maybe even location/interests, that would help the community make a better suggestion. We're really guessing without enough information to speak to the best way for YOU to maximize a $1M investment w/ 50/50 prof/cash.

opportunity zones are areas where investors can reinvest capital gains, defer taxes, receive tax incentives and profits on their reinvestment tax free after 10 years.

I'm not sure about best areas in south florida so I'll await a more experienced answer. if you have any more oz questions please feel free to ask.

sadly a lot of this seems like putting the sand back in the bottle or however the saying goes. the OZ law is pretty clear about the need to establish an OZ fund to invest in OZs. 

that said, never used CrowdStreet. We have Gainvest as an investment marketplace for opportunity zones. I think equally important as choosing the right OZ project is knowing that you can also create an OZ project to give yourself 31 months to deploy capital in compliance. so instead of worrying about finding the right project within 6 months, create an OZ project that allows you 2.5+ years to find the strategy to deploy capital within compliance.
