Thanks everyone for all the insightful responses. You've all given me ideas that I can incorporate into my own method.

I have at least 4 couples who (at least in pre-screening) score almost identically high. I have not yet asked them to apply, and therefore I haven't collected any application fee from them. I don't want ALL of them to unneccessarily pay the application fee and have their background/credit run if i'm only going to pick 1. Should I go with the background check on the first couple and do the due diligence on the references etc. and then move on to the next, and so on and so forth?

How do most of you handle this "good problem" ?

@Tony Reyes  I'm actually going through a similar process myself, and your post couldn't have come at a better time. I do however, see on smartmove.com, that they list National Criminal Background check. So I'm a bit confused as to why they would only do local or state. Also, I just got off the phone w/ Core Logic and they use Trans Union as well for credit reporting.

Not negating anything that others have mentioned. Just want to know what really makes one better than the other so I can make an informed decision.

Hi All, 

I'm putting my townhouse up for rental. I'm open to allowing pets. Is it generally a good idea to have restrictions on certain dog breeds? How does that play out with landlord insurance policies? The HOA itself doesn't have any restrictions.

Hello All.

I came across BP after a mention on Reddit on one of the subs and decided to check it out. I'm so very glad I did!

I've barely spent any time here and have already gathered so much info. It's great!

I'm very new at this. My foray into Real Estate was essentially due to the fact that we decided to hold on to our townhouse and rent it out when we bought our current house. That's also the extent of my RE experience. I'm interested in getting into wholesale and then possibly start investing in more properties. 

Anyways - I'm happy to be here. You all seem like a good bunch! :-)
